Our Process

How a roofing job runs in Westminster, step by step: the call, the written quote, the work and the final walkthrough — and the less expensive option named when there is one.

Roofing in Westminster
02Sequence

Four steps, start to finish

The eave wood is checked first, and a written quote comes before any work.

01

Tell us what you can see

The address, and what you are seeing: a stain, a drip, a fascia board that looks dark or crumbly, a roof line that dips at the edge.

02

The eaves, then the roof

Fascia, rafter tails and eave decking first, from the ground, the ladder and the attic. Then the slopes, the flashings and any flat section.

03

A written quote, wood on its own line

What is rotten, counted by the board or the sheet; what the roof itself needs; and anything that can wait, written down as such.

04

The repair, then a look together

Soft wood cut back until the saw meets firm grain, new boards primed before they go up, shingles relaid over them.

04Under the eave

What to check under your eaves before a roofer arrives

All of it is done from the ground or a short step, and all of it narrows the job.

01

Look along the fascia from end to end

Paint that is blistered, dark or peeling in one stretch, or a board that has bowed away from the roof, marks the place where water has been running off the edge for a long time.

02

Look up at the rafter tails and the eave…

Dark stains, crumbling ends or gaps between boards under the eave show wet wood.

03

Sight along the roof edge from the street

A straight eave line is good. A droop at a corner or between two points means the wood holding the edge has softened.

04

Contain anything dripping indoors

Pails under it, valuables moved, a few pictures. Stay out from under wet drywall near lights, and leave the ladder alone while the roof is wet.

05Availability

A dry city with a wet week

Worth knowing before you start calling around, because the first big storm is the worst week to be choosing.

Westminster averages about 13.84 inches of rain a year, with highs of 69 to 84 degrees. A low roof can go months without a real test, and the soft wood under its eave can sit unnoticed through all of them.

So when the first heavy rain arrives, a lot of roofs are found out in the same week. Water coming in is a same-day call. A soft fascia board with a dry ceiling is worth booking for a dry day, before the next storm, rather than in the middle of one.

  • Water coming in now gets a tarp that day when it is safe
  • Calls taken in order of how wet the inside is
  • The tarp priced apart from the lasting repair
  • Dry-weather visits for eaves that are soft but not leaking
